On Nov. 15, 2018, City Council adopted the updates to the “IDZ” Infill Development Zone, as well as the “MXD” Mixed Use District and adopted regulations for two new Single-Family Residential Districts: “R-1” and “R-2”.There are neighborhoods within Council District 1, and other areas of the city, that have lots zoned for this type of development scattered throughout the neighborhood, either through a rezoning approved decades ago or the 2001 UDC code conversion.Redevelopment of these properties is resulting in incompatible height and lot coverage than adjacent developed properties. The ordinance also establishes a Military Sound Attenuation District (MSAO) within one-quarter of a mile from the flight training path of helicopters utilizing the base. These measures will help to ensure that the vital training missions at Martindale remain in place, and are part of a broader commitment by the City of San Antonio to remain Military City USA.On April 11, 2019, City Council passed an ordinance updating the In May 2018 the School and Firearm Safety Action Plan was issued by the Governor. This ordinance also directed staff to initiate rezoning of properties within 5 miles of Lackland Air Force base to add the MLOD, and to rezoning the exiting MLOD-1 area within 5 miles of Camp Bullis. Development Services organized a Task Force composed of members form the development community, including Engineers, Architects, and Attorneys, as well as members from neighborhood associations that have experience with “IDZ” projects.
